Comprehensive Integration of Building Automation, AV Systems, and IT

Introduction and Project Scale

The project covers an extensive complex of residential buildings and auxiliary facilities (including three swimming pools and a greenhouse) located within a shared area. The challenge was to create a unified management system that connects a distributed infrastructure into one coherent organism while maintaining full autonomy for each individual unit.

Key numbers:

  • 539 KNX bus devices
  • 773 lighting points (including 350 DALI)
  • 48 independent multiroom audio zones
  • 22 air‑conditioning units integrated with the system
  • 6 visualization servers for facility management

Technical Challenges and IT Infrastructure

The foundation of the entire installation is an advanced backbone network based on fiber‑optic technology.

Network segmentation: A VLAN‑based structure isolates traffic (e.g., separate channels for KNX automation, audio systems, and Internet access). Each building has its own external connection despite being physically linked into one structure.

Network hardware: The system uses Netgear solutions (6 routers, 16 switches with over 400 ports, and 35 access points), including the AV Line series dedicated to lossless audio transmission in Basalte systems.

KNX flexibility: Thanks to dedicated VLANs for KNX IP, it is possible to logically connect area lines from different buildings depending on the investor’s current needs.


Functional Scope (User Experience)

The system was designed so that technology remains almost invisible while maximizing user comfort.

Climate and lighting control: Precise management of 22 AC units, ventilation systems (operating based on schedules and presence), and automated blinds. DALI‑2 lighting enables smooth dimming and advanced lighting scenes.

Smart comfort: Automation of details such as heated bathroom mirrors (anti‑fog) and full integration of household appliances.

Multimedia: A Basalte multiroom system covering 48 zones across 6 buildings ensures top‑tier audio quality throughout the estate.

Environment and leisure: Integration of non‑standard elements such as a greenhouse, aquarium, waterfalls, ponds, and swimming pools.


Security and Reliability

Security is built on three pillars:

Alarm and monitoring systems: Full integration of alarm panels and CCTV with building automation.

Access control: Remote and local control of gates, doors, and entry points.

Redundancy and management: The entire complex can be managed from any point on the property, with the option to fully disconnect or isolate any building if needed.


Summary and Future Outlook

The implemented system is an example of a scalable distributed architecture. Thanks to the KNX standard and a professional IT layer, the investment is ready for further expansion.

Work is currently underway to integrate two additional buildings — without modifying the existing system core.

Conclusion: The project demonstrates that with proper network planning (VLANs, fiber optics), it is possible to seamlessly combine residential, recreational, and technical functions on a massive scale while keeping operation simple for the end user.
